How Residential Eviction Works

When Can You Evict
Eviction is only possible if your tenant has breached the terms of the lease, failed to pay rent, or remained after the end of their tenancy. You must have the appropriate court-issued Possession Order before any enforcement can take place.

Serving Notice
Before court proceedings, tenants must be given written notice outlining your intention to repossess the property. Notices can be issued under Section 8 or Section 21 of the Housing Act 1988, depending on the type of tenancy and grounds for eviction.

Court Proceedings
